A west-London facilities-management contract. Three multi-circuit refrigeration units in a building services plant room. R407C top-ups, HP switch replacements, filter dryer renewals and a compressor swap on Unit 2 carried out over a multi-month programme.
A west London FM contract had three multi-circuit refrigeration units serving a building services plant room. Unit 1 Circuit A had been flagged for an intermittent fault by the BMS. Unit 2 Circuit A had stopped cooling entirely. Unit 3 was running but the customer wanted a preventative inspection before the next quarter's review.
Filters across all three units hadn't been changed since February 2019.
Pressure tested the circuit. Identified a leak at the HP (high-pressure) switch. Faulty HP switch was replaced. Circuit was evacuated and recharged with 5.5 kg of R407C. Tested operation; system running correctly.
Pressure tested; no leaks found. Evacuated and recharged with 5.6 kg of R407C. However the filter dryer was found to be blocked. Refrigerant scheduled for recovery so a new filter dryer can be fitted on a return visit.
Found with no refrigerant in the system and a faulty compressor. Faulty compressor unsweated and removed. New compressor supplied and fitted, along with a new filter dryer, crankcase heater and fan speed controller. Pressure tested; no leaks. Evacuated and recharged with 5.2 kg of R407C. System running correctly.
Circuit has a failed compressor. Requires replacement compressor, contactor and filter dryer. Parts on order; return visit scheduled.
Crankcase heater required as the spare was used on Unit 2 during the previous repairs. Parts on order.
